It all started ten years ago, in a 12m² small holiday home near Marratxi - since then Mallorca Mietbörse, which has its premises in the beautiful and trendy Palma suburb of Portixol, has become the market leader for long term property rentals on Mallorca providing a range of ca. 300 rentable properties for every taste.
Whether furnished or unfurnished, whether small apartments starting at Euro 450 or large luxurious properties for Euro 12,000 Euro - everybody will find what he or she is looking for. The choice in respect of the Palma area is particularly extensive, but the overall range includes the whole of the island and the service has been particularly extended in time for the 10th anniversary, with properties for sale now being available in the Portixol area.
Above all, Mallorca Mietbörse regards itself as a broker, providing clients with an excellent service: the company guarantees a maximum number of references for all properties in their range. Not only the creditworthiness of all parties is scrutinized, but also whether the value of the properties is appropriate. The client has access to the complete range and will receive detailed advice. Initially he will be able to see photographs of the properties he is interested in; later he will be accompanied to attend any viewings. A rental agreement is always concluded directly with the property's owner. It is individually concluded for lessor and lessee and translated into German or English if required. All agreements have an average term of one to five years. Many properties can be rented with the option of being purchased later, whereby in many cases 50 percent of the paid rent is offset against the purchase price. All agreements are checked by a renowned solicitor's office in Palma. Afterwards, Mallorca Mietbörse takes charge of water, electricity, gas and telephone and internet applications and arranges for any workmen or the provision of a swimming pool service.
In order to make the rental price structure on the island as transparent as possible, Mallorca Mietbörse has published an annual rent index for the past five years, which has become an island wide institution and a fantastic orientation guide. Compared to the previous year, says Steffen Döhne, rents have only changed very little. "However the requirements of the tenants with respect to quality have significantly increased", says Steffen Döhne. The tenth year has been a "particularly strong year" for Mallorca Mietbörse; we have seen a significant increase of German speaking clients, i.e. from Germany, Austria and Switzerland and our clientele from Great Britain, Scandinavia and mainland Spain is also constantly growing. Language problems are unknown to Mallorca Mietbörse: Steffen Döhne and his four man team speak German, English, Spanish and Majorcan. All employees are not only experts but true connoisseurs of the island. Steffen Döhne, who is a native of Heilbronn is a graduate facilities and property manager (Diploma VWA Freiburg) and has been living on the island for 11 years.
By the way, he also organizes a range of changing and remarkable art exhibitions at his romantic business premises - a white former fisherman's house directly by the sea.
