The rent mirror 2012

Every year the “Mietbörse” renting agency in Portixol publishes the rent mirror. Developments and trends directly from the market. Meanwhile this is the 13th year this is published and is an interesting indicator for the future development and also a reflection of the present economic situation.

Thus, after the “fat” years of 2007 and 2008, the price per average square metre has fallen by 1 euro 10 in 2009. After a light recovery last year the price settles back to 12 euros / qm2 in 2011. (Base: Old building modernised or new building 70-120 m 2)

„After a clear rent correction in favour of the tenants in 2009 we overcame the downward tendency and there clearly appear to be positive trends. Also IPC-the Spanish cost-of-living index – confirms this positive development.“ states Steffen from “Mietbörse” of Portixol. Thanks to clearly diminished purchase prices, historically low mortgage interests and banks wooing their customers with special conditions the trend towards real estate purchase will continue.

Just in case, Döhne summarises: „Investors can hope for a big spectrum of prospective rent customers, since the only option that proves to be no risk to security conscious people is the real estate rental.“
